Our duty to landlords: houses in multiple occupation (HMOs)
We have a duty to our landlords to support the HMO process, to ensure that it is of an acceptable legal standard.
We focus on:
- validating applications and identifying hazards
- fire precautions and escape routes
- sufficient floor space per room
- amenity areas and equipment requirements
- property condition
- gas and electrical safety
- landlord management of the property
Checks are made to ensure that the proposed licensee is a fit and proper person (this means they're honest and trustworthy).
We then grant a licence for a set number of persons and / or households to occupy the premises.
The license will last from 1 to 5 years, depending on previous history of compliance and intervention. Your case officer will advise you accordingly
