Planning application requirements for sites under 10 dwellings
Your application must include:
- a site plan
- design proposals
- access details
- other supporting documents that meet planning regulations
- "self-build or custom build" in the planning description
- a self or custom-build statement demonstrating the applicant has had primary input into the design and layout of the self or custom build dwelling
A legal agreement such as a Unilateral Undertaking, Section 106 or planning condition will be used to secure the self or custom-build property.
Planning applications for sites over 10 dwellings
Development proposals for sites of 10 or more dwellings (excluding schemes for 100% flats or conversions) will be required to deliver a minimum of 10% as Self-Build or Custom-Build plots.
This is a requirement under the Local Plan Policy H6, Self-Build and Custom Housing.

Self and custom build marketing strategies
The Section 106 legal agreement will secure the requirement of a marketing strategy.
The marketing strategy sets out how the self or custom build plots will be marketed to interested individuals.
