What we are developing at Steppingley Road
Would you like to work within adult care?
We are building a state-of-the-art senior living village, Red Kite Meadows, in Flitwick on the site of the former Flitwick Leisure Centre to ensure that older people have access to a better choice of accommodation.
Red Kite Meadows is a landmark development being built to the Passivhaus standard, making it one of the UK's most energy-efficient buildings, whilst offering improved air quality and thermal comfort for the benefit of residents, staff, and visitors.
When complete, the development will include a 72-bed residential older persons' care home, 88 one and two-bedroom independent living apartments for the over 55s, and an eight-bed short breaks facility.
Honeysuckle House - residential care home
A residential care home, with 72 en-suite rooms, and a private garden, all designed to modern standards that deliver excellent infection control.
View our fly-through video below of the proposed care home.
Camellia Court - short breaks facility for adults with disabilities
Co-located with the care home, an eight-bed short breaks facility for adults of all ages with learning and/or physical disabilities.
Meadowsweet Place - independent living apartments for older people
Consisting of 88 one and two-bedroom self-contained apartments for the over 55s. The apartment building has been designed to build a sense of community and friendship between residents and the wider community. Each resident will have their own front door with a balcony or terrace, with options to access care according to their needs. There will also be private recreational places to relax, including a shared resident-only lounge and roof gardens. Shared community facilities include a pub-style café, hair and beauty salon, function rooms, and dedicated space for health professionals.
The planned residential development encourages social inclusion and builds a sense of community between the residents and the wider community. Each apartment has its own front door with a private balcony or patio, in a home designed to support independent living (sometimes known as extra care housing) and remain accessible as residents grow older, with options to access the on-site care team according to their individual needs.

Core building, leisure facilities, and the community garden
Centrally located between the care home and independent living scheme, there is an area to provide a variety of spaces and services available to residents, staff, and the wider community, including a hairdresser, a pub-style setting, function rooms, hobby spaces, and dedicated rooms for health professionals. This area is connected directly to extensive community gardens served with pathways connecting to the leisure centre and adjacent footpaths.

Woodland Walk
The boundary to the leisure centre incorporates a 'woodland walk' providing public access to a route culminating in a wooded glade with places to sit and enjoy the peaceful setting and gentle exercise. The area includes a pond which acts as a reservoir for excess rainfall when required, contributing to flood protection, wildlife habitat, and well-being.
