How to report a repair if you're in a private rented property

If services in the property you are renting do not work or there are repairs needed to the property itself, the first person you should contact is your landlord or the agent responsible for the property to repair within reasonable timescales.

You can report things like:

  • damp and mold growth
  • excessive cold
  • unsafe or uncertified gas appliances
  • electrical faults
  • risk of fire
  • risk of falling on stairs, floors or paths leading to your home
  • your home is vulnerable to intruders
  • missing or faulty smoke or carbon monoxide alarms (landlords are legally required to supply and install at least one smoke alarm on every storey and to install a carbon monoxide alarm in rooms which have a fixed combustion appliance other than a gas cooker)
  • overcrowding

If you're renting directly from a landlord or agent

Steps to take: 

Step 1: Contact your landlord or agent

It's best to have a conversation, as this usually resolves any issues.

Step 2: Write to your landlord or agent

Use our templated letter to write an official request to your landlord or agent.

Keep a copy for your records.

Step 3: Contact us

If you haven't had a reply from your landlord or agent within 14 days, let us know.

We'll need:

  • details of the disrepair
  • your name
  • your phone number
  • your email address
  • your landlord's details
  • any other information that you think will help
