Updated delivery information - Marston Vale New Villages, 20 July 2026
Given the recent housing approval for Marston Valley, as of 21 July, based on the April housing trajectory, adding in the delivery of Marston Valley, Central Bedfordshire Council (CBC) can demonstrate a housing supply of 5.06.
However, the government is about to impose new rules. Under government rules, we must identify and update annually a supply of housing sites which are deemed 'deliverable'. It must be able to show five years’ worth of housing against the government-set annual target. At present, the annual target is 1,968 and thus the 5 year supply requirement is 9,447.
However, as of 22 July a new method of calculation will be required which will effectively mean the target has increased by 22%. The government says the total supply of housing for 5 years must now be 11,602.
We do not agree this should be imposed upon us and have written to the government arguing the case against. When a local authority can demonstrate a 5 year supply of housing this means the Council is in a better position to resist speculative development.
