Pre-application planning advice for extensions / alterations to residential properties and change of use

The pre-application advice service for extension and alternations to residential properties gives you help before you submit your application. It can help you understand how planning policies and other requirements may affect your proposals and provide you with assistance with validation requirements.

Find out what to do if your development is not an extension or alteration to a residential property.

Pre-application advice can:

  • indicate how an application will be judged
  • identify the need for specialist input on tress, landscape, traffic etc.
  • help you submit a complete and accurate application for planning permission which acknowledges the relevant policies, plans and guidance

You will receive a written response to your enquiry within 4 weeks of it being validated.

The pre-application advice will be taken into account, but it cannot guarantee that planning permission will be granted. If pre-application advice is not sought or the advice given is not adhered to, planning applications are likely to be determined without negotiation.

How much it'll cost and how to ask for advice

The fee for pre-application advice for householders is £90.72 (including VAT).

Additional (optional) support fees

The pre-application advice service provides the opportunity for one formal response. If you would like further advice following your initial pre-application response, then you can request additional support. This may be for further advice on an amended scheme or provision of additional information to enable a further response, prior to the submission of an application.

To request additional support please submit a further pre-application request form, noting the above information and stating that the request relates to additional support.

To use this service, you will need to pay online (please select 'Miscellaneous' on the payments page for Planning, select one of the appropriate options from P51 to P57). You will then be given a payment reference number which, along with any existing case.

Follow-up advice: £60.48

Follow-up meeting: £30.24

These fees cover:

  • extensions
  • alterations
  • outbuildings
  • Permitted Development (PD) check
  • Change of Use (no floor space created)

Please note: a formal determination can be obtained through a Lawful Development Certificate for half the normal planning fee.
