Article 4 directions

Areas where permitted development has been removed

In some areas we have removed some permitted development rights by issuing what's called an Article 4 Direction. This means that you have to submit a planning application for work which normally doesn't need one. Article 4 Directions are made when the character of an area of acknowledged importance would be threatened by such works.

The following locations have land which is covered by an Article 4 Direction:

  • Toddington (within the Toddington Conservation Area)
  • Husborne Crawley (within the Husborne Crawley Conservation Area)
  • Fairfield
  • Wrest Park, Silsoe

Fairfield Article 4 Direction

The Article 4 direction was confirmed by our Executive Committee on 5 January 2021. The Article 4 direction was sealed on 12 February 2021.

The aim of the Article 4 is to protect the architectural quality and design of existing dwellings in the settlement of Fairfield and ensure development is in line with the Fairfield Neighbourhood Plan.

The Article 4 Direction, means that from 5 January 2021, dwellings will need to submit a planning application for the following works in Fairfield:

  • enlargements to roofs (for example a dormer window)
  • additional storeys to roofs of dwellings
  • erection or construction of a porch outside any external door of a dwelling

Any such planning application will be considered against various criteria including, most importantly, the Fairfield Neighbourhood Plan.

The Article 4 Direction does not relate to the dwellings which make up the converted former hospital.
